ACCESS STATEMENT


Introduction
We aim to cater for the needs of all who visit Downsview Guesthouse. The building itself was constructed in the late 19th and early 20th Centuries and its general appearance is of late Victorian and early Edwardian. There are twelve bedrooms (all of which are en-suite) and one apartment.
Six bedrooms are on the ground floor with a further six bedrooms on the first floor with the apartment on the second floor. All of the rooms have been refurbished together with all public areas. The following statement is a summary of our provisions.

Pre-Arrival
We are situated 1.5 miles from Ashford town centre and 2 miles from Ashford International Railway Station.
The following towns and cities are these distances away:
Canterbury 15 miles, Folkestone 15 miles, Maidstone 19 miles, London 55 miles.
There is a bus stop within close proximity.
Ashford boasts numerous taxi companies and there are also privately run bus companies.
Ashford road infrastructure has recently been modified at great expense and now has the famous ‘shared space’. The M20 motorway junction has now been modified for greater traffic flow and Junction 9 is currently being altered to combine better flowing traffic and a new Park & Ride scheme.

Arrival & Car Parking Facilities
Anticipated time of arrival is appreciated in order to facilitate all requirements. The car park is situated directly in front of the guesthouse and has a capacity to park 23 cars. The entrance to the car park is of an ample size which a coach could easily gain access.
The surface of the car park is of gravel construction and surrounded by a dwarf wall of rock construction. Access to the building is via the front door (96cm wide) 3.4m in distance from the car park. There are two small steps between the two. One step is 16cm in height between gravel car park and a 3.4m long pathway. The second step between the pathway and the porch is 8cm. The porch is 5m by 1.25m and has quarry tiles for the flooring. There is also a concrete ramp to the pathway from the car park available for wheelchairs and public use. We are always available to assist guests with the transportation of their luggage to their rooms.

Public Areas
Reception: Access from front door to the flooring which is original Victorian tiling and has a dimension of 7.35m by 2.66m. Seating is available. On arrival our guests are greeted in the reception area to discuss our facilities and their requirements.

Stairs: Ground to first floor which is of a construction which has 14 risers then a half landing and a further 5 risers. The risers are 115cm wide a depth of 29cm and a height of 17cm. First floor to second floor is 12 risers, quarter turn then 4 risers. These risers are 115cm wide a depth of 27cm and a height of 17cm.

First Floor Lobby: To access rooms 7 to 12 inclusive.

Lounge: Situated at ground floor level, on the left hand side of access via the front door. Floor dimensions 480cm by 480cm with a bay window 235cm by 104cm and an alcove 295cm by 180cm. The original fireplace has been kept. There is ample seating and tables to watch television, read or relax. We also have a fully licenced bar.

There is a door opening of 83cm by 202cm which leads to the
Dining Room: Situated at ground floor level, on the right hand side of access via the front door. Floor dimensions are 768cm by 468cm with a bay window 242cm by 111cm. There are 9 tables in total with seating up to 25 people with various sizes of table.

Kitchenette: Door opening of 83cm by 202cm. Ground floor level dimensions 560cm by 195cm and 362cm by 150cm. Access via Dining Room and ground floor corridor. The Kitchenette houses the following equipment; microwave, dishes, crockery, sink, cupboards, table and chairs. For guests use to cook/eat their own food in the evenings. No food is allowed in the bedrooms and guests are requested to clean crockery once finished.

Corridor to 6 Ground Floor En Suite Bedrooms: Access via kitchenette or side fire door. Floor dimensions 1304cm by 100cm.

Ground Floor Level East Wing Bedrooms Complete With En Suite:
Bedroom 1: Double room 550cm by 280cm with en suite shower room 186cm by 148cm.
Bedrooms 2 to 6 Inclusive: Twin/Double rooms 550cm by 340cm with en suite shower room 186cm by 148cm. Bedroom and en suite door size are 76cm by 197cm.

First Floor Level Main Building, 6 Bedrooms:
Bedroom 7: Double room 365cm by 440cm with en suite shower room of 240cm by 100cm. Door size to bedroom 88cm by 202cm. Door size to en suite 66cm by 195cm.
Bedroom 8: Twin/Double room 399cm by 440cm with en suite shower room of 240cm by 100cm. Door size to bedroom 88cm by 202cm. Door size to en suite 66cm by 195cm.
Bedroom 9: Family room 573cm by 487cm with full bathroom en suite 240cm by 180cm. Door size to bedroom 84cm by 202cm. Door size to en suite 76cm by 195cm.
Bedroom 10: Family room 467cm by 392cm with full bathroom en suite 240cm by 186cm. Door size to bedroom 84cm by 202cm. Door size to en suite 76cm by 195cm.
Bedroom 11: Family room 509cm by 420cm with full bathroom en suite 228cm by 180cm. Door size to bedroom 76cm by 198cm. Door size to en suite 79cm by 195cm.
Bedroom 12: Family room 480cm by 470cm with full bathroom en suite 295cm by 180cm. Door size to bedroom 83cm by 202cm. Door size to en suite 76cm by 195cm.

Bedrooms: The temperature of each guest bedroom is controlled by thermostatic control on the radiators. This is also the case in each en suite. Each room has a hospitality tray complete with tea, coffee, hot chocolate, milk and biscuits. Each room is equipped with a hairdryer, iron, ironing board, a no noise hotel fridge, a clock radio, 32" flat screen television with Freeview channels, dressing table, wardrobe, drawers and bedside cabinet. The beds are of full hotel size.

Communal Toilet: Situated on first floor landing and comprises one enclosed cubicle and a wash basin complete with mirror. The floor area is 234cm by 205cm and has automatic lighting.

Gardens
To the side of the property is an outside seating area and to the rear is a lawn area which is available to all guests. The Area of the garden is 30m by 30m. The views of the Wye downs are incredible.

Internal Summary
There are in total 12 bedrooms and a 2 bedroom luxury apartment, lounge, dining room, kitchenette, communal toilet and reception area. All areas are central heated and are electrically wired independently. Therefore if lights trip in one room it does not affect the rest of the guesthouse. The rooms have all been totally refurbished with new plumbing, electrics, plaster, flooring and skirting boards, yet still retaining the original appearance as much as possible. All rooms have been designed to cater for our guests’ ease of movement, yet supplying all essentials for a fantastic stay. Good quality full size hotel beds, tea, coffee, hot chocolate, biscuits, hotel fridge, ironing board and iron, soaps, conditioner, towels, 32 inch flat screen televisions (wall mounted), dressing table, wardrobe, drawers, bed side cabinet and clock radios.

Laundry
Laundry facilities are not available on site however a launderette is available within a 1 mile drive.

Shops
There are local shops within half a mile including a convenience store and a hairdressers. Locally, we have a good range of Indian, Chinese and fish & chip takeaways. Within a few hundred yards is a fully licensed restaurant. Within a 3 mile radius there is Ashford Town centre (which includes a brand new shopping centre including Debenhams) and three easy accessible supermarkets. Ashford can also boast the MacArthur Glen Designer Outlet and John Lewis at Home within 3 miles of the guesthouse.

Leisure Facilities
Within half a mile on the same road as Downsview, is The Julie Rose stadium, Ashford’s purpose built Olympic-sized athletic stadium. Within 2 miles is the local leisure centre, The Stour Centre in Tannery Lane, Ashford, which has recently been re-vamped and includes a fully functional gym and swimming pool with water slides and play areas. All kinds of racket sports can be played at the Stour Centre but booking in advance is necessary.

Other Places of Interest
Kent is known as the Garden of England and the views from the Downsview rear garden gives a good reason why, as you look out amongst the rolling fields heading towards the South Downs. A map of a local walk from Downsview to the village of Wye is available. Other places of interest that our guests might like to enjoy are the following, however transport will be needed.
Howletts Zoo (near Canterbury), Port Lympne Wild Animal Park, Canterbury Cathedral, Leeds Castle, Dover Castle, Dover White Cliffs Experience, Tenterden Vineyards and Sissinghurst Gardens.

Future Plans
We plan to make available the bar, lounge and dining room for christening parties, funeral wakes and general family gatherings. A marquee will be available with prior booking. Future plans also include ways to reduce our carbon footprint by possible change of heating and lighting.
